Truckee, CA is your quintessential mountain town with history, charm, great people and restaurants, wine bars, and shopping; and it is central to some of the country’s best outdoor activities. Whether you like to hike, bike, swim in rivers and lakes, fish, ski or snowboard – Truckee offers it all.

Truckee is home to fantastic real estate with diverse architecture and neighborhoods with unique characteristics. Major neighborhoods include: Tahoe Donner, Donner Lake, Grays Crossing and Prosser LakeView Estates, Lahonton, Martis Camp, Shaffers Mill, NorthStar at Tahoe, Old Greenwood, Glenshire, Cambridge Estates and The Meadows.

To help you get a feel for where these wonderful neighborhoods are located and what they have to offer, I’ve provided a map and general information below. Just click on the picture to take a quick hike and see where these neighborhoods are located.

Tahoe Donner

Tahoe Donner was developed by Jack Kirby as a four season family resort to have every recreational facility a family could want, all in one place with open space for homeowners to enjoy the natural beauty of the Sierra mountain environment. Tahoe Donner is comprised of approximately 6,000 acres, with over 2,000 acres of open space maintained by the Tahoe Donner Association and 1,300 acres of common area interspersed among the community homes. Within this quite, pristine mountain community, amenities consist of an 18-hole PGA rated golf course and driving range, a world class cross-country ski center, a downhill ski center (great for beginners and intermediates), a private beach and boat launch at Donner Lake, tennis courts, swimming pools, saunas, work-out room, an equestrian center, a private campground, a clubhouse, restaurant, and convenience store. Not to forget that Tahoe Donner has easy access to all major ski areas, too!

Real estate in Tahoe Donner includes new and seasoned large mountain estates, to rustic single family homes on awesome view lots; golf course lots with some backing to green belts and/or creeks; plus duplexes and condominiums. Tahoe Donner does have an active HOA and its own forestry department. Snow loads in Tahoe Donner will vary with the elevation of the lot. At the upper elevations the snow loads can be substantial but that provides for a lot of fun too.

Donner Lake

Donner Lake is just south of Tahoe Donner with easy access off I-80. Formed by a glacier and fed by snow melt and under lake springs Donner Lake offers pristine water, beautiful views and a relaxing mountain environment. Summer recreational opportunities include fishing, kayaking, sailing, boating and waterskiing, as well as quick access to great hiking and mountain biking trails. Anyone can take advantage of one of the many public piers lining the shore and the Donner Lake. The Donner Lake property owners’ Beach Club provides members with access to a private beach on the west end of the lake including a boat launch, playground, club house and snack bar. The east end beach can be accessed through Donner Memorial State Park and is a great dog-friendly place to picnic.

Donner Lake is within easy access to some of the best downhill skiing in the North Sierra, including Sugar Bowl, Boreal, Squaw Valley, Alpine Meadows and Northstar at Tahoe. In addition, there are numerous cross-country ski areas including Royal Gorge, Donner Memorial State Park and Tahoe Donner.

Homes in Donner Lake range from small condos to a wide range of classic mountain cabins and large lake-front estates with amazing water views. There are builder lots in around the Donner Lake such as Wolf Estates.

Prosser Lake Reservoir Area

The Prosser area is located about 3.0 miles outside of the east end of downtown Truckee along HWY 89N. It is a stunning wooded area offering access to Prosser Lake, horseback riding, camping, fishing, ice skating, mountain bike riding, and is comprised mainly of the Prosser Lakeview Estates and Prosser Lake Acreage neighborhoods. These neighborhoods are quiet, with easy access to Historic Downtown Truckee and the ski resorts, plus Reno is only 40 minutes away. The area is composed of roughly 30% second-homeowners and 70% full-time residents.

Prosser Lakeview Estates is a striking wooded neighborhood that is perfect for individuals who want to take advantage of everything the community has to offer without paying any HOA dues or resort area prices!

Prosser Lake Acreage is full of endless mountain biking and equestrian trails, and is located only two miles north of Truckee. Acreage home-sites along, and adjacent to, Prosser Dam Road are zoned for horses.

Gray’s Crossing

Gray’s Crossing is a master planned mountain golf course community located about 2.0 miles outside of the East end of downtown Truckee along HWY 89N. It is on approximately 757 acres at an elevation of 5,500 feet with relatively lower snow loads. Grays crossing combines the peaceful surroundings of the Sierras with the world-class amenities of a vibrant golf course community. Additionally, Gray’s Crossing includes more than 400 acres of open space, a neighborhood village, and public hiking and biking trails, and is close to Prosser Lake.

The 18-hole, Peter Jacobsen designed championship golf course blends seamlessly with its natural surroundings and features a fitness center with a swimming pool.

The general architecture is a more modern mountain Sierra style with beautiful wood, metal and natural stone finishes, combined with high, open beamed vaulted ceilings and lots of windows to let in the mountain views and capture the glorious sunshine. As with all the communities, Grays Crossing has easy access to the ski resorts and Reno. Plus the snow depths are typically more modest.

Glenshire

Glenshire is a planned community often referred to as the “Banana Belt” due to its relatively low snow depths and abundant sunshine. Glenshire is built out around the Glenshire pond and is located about 6 miles east of downtown Truckee and 25 miles from Reno. This family-friendly neighborhood offers plenty of wide open spaces for exploring, horseback riding, mountain biking and cross-country skiing.

This community features a general store, daycare center, elementary school (K-5), and a local fire station. HOA amenities include a swimming pool, clubhouse with lawn and gazebo, camps for kids, exercise classes, tennis courts and more. Homes in Glenshire are primarily single family residences built on 1/4, 1/3 and 1 acre lots; also available are lots zoned for horses.

Cambridge Estates is a newer subdivision located between Glenshire and The Meadows. Nestled in a pristine setting, Cambridge Estates has homes and lots on property ranging in size from 2.3 to 6.98 acres.

The Meadows is an established private gated subdivision just outside of Glenshire with beautiful custom mountain homes on 5- to 15-acre parcels with flat to rolling hill topography and plenty of open space, trails and views. Many of the homes have barns, stables and corrals for horses. If you place a high premium on quiet and privacy, and like to have plenty of room to roam, then The Meadows and Buckhorn Ridge may be the ideal place to live your mountain dream!

Juniper Creek and Juniper Hills

Both of these gated communities are Located off Martis Peak Road and accessible from Glenshire Drive. Most of the parcels our here are on 20 acres or more, so you can enjoy the wide open space here while still living within close proximity to Truckee and North Lake Tahoe. Enjoy panoramic views of the Truckee area, and outstanding mountain views, as well as access to hiking trails, cross-country skiing, horseback riding and mountain biking.

Lahontan

The Lahontan community is nestled in scenic Martis Valley and offers views from cliff tops, wooded hillsides and wide valleys. Lahontan is located just 3 miles from the Truckee Airport, 13 miles south of downtown Truckee, and 7.5 miles from Northstar at Tahoe ski resort. Take advantage of endless walks and discover neighboring and distant mountains, nearby meadows and rolling hills showcasing an exclusive gated golf club community, the Tom Weiskopf-designed 18-hole and nine hole Par-3 golf courses.

Lahontan has been exceptionally designed to offer a golf and living experience rivaling the best private golf club communities in the country. This gated community with 24 hour security has uncompromisingly high architectural and design standards. The results are a flawless blend of “Old Tahoe” style homes with superior craftsmanship and impressive finishes. Beautiful woodwork, varieties of natural stone, copper, iron, open-beamed high ceilings, and extensive windows to frame the captivating views characterize these gorgeous homes. Lahontan does have an active HOA.

Martis Camp

Martis Camp is one of the newer and most exclusive communities in the Truckee/North Lake Tahoe area. Martis Camp offers some of the most magnificent real estate in the entire region and is located just 3 miles from the Truckee Airport and 13 miles south of downtown Truckee. Encompassing 2177 acres of sunny forest, this development features a pristine and private Tom Fazio-designed golf course and a host of other amenities for the most discerning home buyer. Included are exclusive access to Northstar-at-Tahoe with the Martis Camp Express chair lift, a Family Barn with bowling lanes, swimming pool and theater, crafts shop and a 50,000 square foot main lodge. The men and women here have their own private lounges complete with locker rooms, spa facilities and their own bars complete with food and beverage. Plus there are restaurants and lounges for everyone to enjoy. With four seasons of recreation and adventure, Martis Camp is the ultimate year-round Tahoe retreat.

Old Greenwood

Old Greenwood development is about 8 miles east of downtown Truckee along I-80E toward Reno. It offers a four-season resort experience that sits along Tahoe’s only Jack Nicklaus Signature Golf Course and offers a range of amenities and activities.

In addition to the renowned Golf Course, Old Greenwood offers a fun-filled outdoor swimming pool, Tennis & Fitness Center, and membership access to Tahoe Mountain Club. Members of this exclusive club are granted access to communities beyond the one in which you live, such as the Village at Northstar, Grays Crossing, Wild Goose, The Highlands and Schaffer’s Camp.

Single family homes, condominiums and 1/17th shared ownership in 2 and 3 bedroom condominiums and luxury 3 and 4 bedroom cabins are available along the course. Typically, shared ownership properties are used 3 weeks a year, but the “spontaneous use” option is also available – if a residence is available, use it on a moment’s notice at little additional cost.

Schaffer’s Mill

Schaffer’s Mill is one of Truckee’s newest golf course communities located in the Martis Valley close to Lahontan and Martis Camp communities. Amenities include an 18 hole championship golf course, community walking trails, stocked fishing ponds and access to Tahoe National Forest.

The area features 218 single family home sites ranging in size from ¼ acre to ¾ acres, and 188 three- and four-bedroom condominiums from 1,972 sq ft to 2684 sq ft of living space.

In addition to the major communities I’ve touch on there are many smaller communities too; downtown Truckee, the Armstrong tact, Truckee River, China Camp and more. All of the above are unique in their affordability, architecture, amenities, charm and character. But they all have a few things in common; people who love Truckee, outdoor activities, easy access to ski resorts, Lake Tahoe, Reno/Sparks and the Bay Area.
